Getting physically healthy is one thing, but what about for your business, when does it need to get into shape? Just like for yourself, organizations need a good “BOD” when they want to grow or improve their assets, such as a building. No, it’s not their “body”, its’ their “basis-of-design” (BoD), which is important for mid-large organizations who wish to have repeatable success. Let’s see why…
According to the Building Commissioning Association, the BoD is a record of concepts, calculations, decisions, and product selections is used to meet the owners project requirements (OPR) and satisfy applicable regulatory requirements, standards, and guidelines.¹
When growing a business or constructing a building, most organizations have some vision of what the owner or company wants. The OPR reflects the goals and needs of the owner, and the BoD tells someone “how” to achieve this. Most owners can state what their vision is, but not how to do this, let alone, do it correctly.
A simple analogy is, when cooking a good meal at home, people often use a recipe, a BoD is the same thing; its a recipe of how to consistently make what the owner needs. But not all of us are good cooks right? Small to mid-sized businesses use architects, engineers, graphic designers, and facility planners to convert their vision into a design that can be built, usually by a 3rd party construction firm or general contractor.
Larger organizations often have their own have their own experts to grow, remodel, construct, downsize or change their operations to reflect the needs of their key stakeholders or customer(s). By creating a BoD, the organization will have a good recipe to successfully build and commission a project to meet their requirements, while reducing variance in cost, scope, schedule and quality.
